Snead is a licensed auctioneer in the Commonwealth of Virginia and owns Russell Land & Auction Co.--the oldest and most well-known auction company in SW Virginia!  R.D. has been conducting successful auctions for more than 30 years. 

Why an auction? Depending on the circumstances, an auction can be the best way to get the property sold As Soon As Possible.  For example, selling property left in an estate can be stressful and agonizing. Heirs are understandably interested in settling the estate as quickly and effortlessly as possible.

An auction can be a great way to get it sold--quickly. An auction can likely get the job done in less time than trying to sell property piece by piece. Converting property into cash in short order is what we do best.   

Is your property headed toward foreclosure?  If so, in some cases, an auction is the only effective way to get ahead of a foreclosure and prevent the seller from losing any equity the seller may have in the property.  Of course, there's no guarantee but we have had good results helping owners get back their equity and avoid foreclosure.   

Basically, there are two kinds of auctions.  An auction may be with a Minimum Reserve (that's the lowest price an item will be sold for) or it could be an Absolute auction (no minimum bid; highest bidder wins regardless of the price.)  We work closely with our clients to determine the best method to best address their needs.  

What is the cost? How does the auction company make money?  There are two "costs" involved. Marketing/advertising and sales commission.  We work with you to develop a marketing plan and budget that fits the property to be sold.  The budget may be just a few hundred dollars for a small auction but a budget of $2,000 to $5,000 is typical for modest sizes estates and is paid up front. The auction company doesn't make any money on the marketing.  The goal is to get the maximum number of qualified bidders on site!  Then, when property is sold, the auction company earns a small percentage of the sale price as a commission. Sometimes the commission is split between the seller and the buyer. This is an incentive for the auction company to maximize the winning bids.  At the end, we pay you the proceeds. You walk away with cash in your pocket!
